We have a wonderful opportunity for a SBA / USDA Construction Loan Monitoring Specialist for one of our most profitable and growing bank clients in the SE with the position based in Lutz, Florida. In this role you will allocate loan proceeds throughout the lifecycle of the SBA & USDA loan, until the loan is fully funded. Additionally you will be responsible for all loan administration duties for all loan disbursements, and will be the primary point of contact between the assigned loan officer, the customer, and third-party vendors, to resolve construction loan-related questions and other "loan disbursement" issues. This position will implement all draw requests, and complete the procedures for processing draw requests, to include the monitoring of the SBA & USDA Authorizations/Approvals, Credit Memos (and Committee Minutes), and update the file/documents accordingly, to ensure the SBA/USDA Guaranty and SBA 504 Debenture. The bank uses the following software to help manage this process: Sage work for credit analysis, Providian as their new software CRM, Bankway systems.

HERE are the ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Obtain, coordinate, review, and track all documentation from the borrower and third-party vendors. This includes front end project analyses, inspections, draw request processing, budget oversight, monthly loan payments and contractual required documentation. This duty is performed daily, about 50% of the time.

2. Regularly review, analyze, and process draw requests, budget reallocations, review progress inspection reports, and coordinate funding with internal departments. This duty is performed daily, about 50% of the time.

3. Assemble and maintain construction loan documentation and files, collaborating with CRE Construction Specialists to ensure compliance with institutional and regulatory policies and procedures. This duty is performed daily, about 25% of the time.

4. Monitor loan payments, tax payments, insurance policies, vendor invoices, and lien process to ensure proper and timely payment. This duty is performed weekly, about 25% of the time.

5. Review commitment letters, underwriting files, escrow analysis, closing statements, loan agreements, and pre and post-closing documents for accuracy. This duty is performed monthly, about 25% of the time.

6. Identify critical risks through careful analysis of submitted documentation through construction completion. This duty is performed weekly, about 25% of the time.

7. Submit Vendor packages (A/P package) to vendors to upload them in the system for payment remittance. This duty is performed daily, about 75% of the time.

8. Facilitate requests from loan officers, vendors, and project participants regarding status and schedule of all processes and site visits. This duty is performed weekly, about 50% of the time.

9. Responsible for all project file maintenance, including loan documentation management, imaging, and reporting. This duty is performed daily, about 50% of the time.

10. Utilize reports to monitor and update project status in bank systems. This duty is performed monthly, about 25% of the time.

11. Serve as back up for other SBA & USDA Dept staff (loan closings/disbursements). This duty is performed as needed, about 10% of the time.

12. Participate in department wide events, projects, and initiatives as assigned. This duty is performed annually, about 5% of the time.

13. Obtain exception approvals based on projects requests, legal requirements, and risk tolerance. This duty is performed monthly, about 10% of the time.

14. The ability to work in a constant state of alertness and in a safe manner. This duty is performed daily, about 100% of the time.

15. Complete required BSA/AML training and other compliance training as assigned. This duty is performed as needed, about 25% of the time.

16. Must have SBA (and USDA) knowledge and experience in Servicing construction loans. This duty is performed daily, about 100% of the time.

17. Read and know the most recent SBA SOP (and USDA Regs) when published by the agency. This duty is performed annually, about 10% of the time.

18. Review the SBA (and USDA) Authorizations (approvals) and Credit Memo/committee minutes to ensure that the disbursement meets the allocated amount. This duty is performed daily, about 50% of the time.

19. Any change orders or draws requests for items/invoices "NOT" approved, must be brought to Dept Managers attention for approval. This duty is performed as needed, about 15% of the time.

20. Provide detailed instructions to loan officers, customers, contractors, vendors for draw requests. This duty is performed daily, about 50% of the time.

21. Work closely with the SBA/USDA Dept Portfolio Managers for review of loan file for accuracy and changes. This duty is performed weekly, about 25% of the time.

22. Use the Construction Dept program/system for construction monitoring. This duty is performed daily, about 75% of the time.

23. Get LIEN RELEASES from vendors/contractors prior to payment remittance, and perform UCC research. This duty is performed daily, about 50% of the time.

24. Submit Feasibility Study and Plan & Cost Review to vendor, and submit for approval. This duty is performed monthly, about 25% of the time.

25. Request Credit Memo Addendum for all change orders and re-allocation of proceeds and get CLO approval. This duty is performed as needed, about 25% of the time.
