As a part of TIAA's Financial Solutions business, TIAA Bank, a division of TIAA, FSB, provides full-service, nationwide banking and lending services to consumer, commercial and institutional clients through a variety of channels, including online, its Florida-based financial centers and at other business offices throughout the country.

Position Summary

This position is primarily responsible for the processing of mortgage loans, including timely accurate system updates and communication with all parties, along with validating AUS findings, and clearing conditions using their Certified Credit Authority ("CCA"). The position also provides assistance to Loan Originators (LO) in maintaining customer relationships.

Position eligibility requires that incumbent complete the CCA program and be granted credit authority from the Credit department. It is management's expectation that incumbents in this position will utilize their CCA whenever possible to underwrite loan files. When possible, the Certified Credit Processor's pipeline will consist of loans that are within their CCA lending authority.

Essential Functions

•Review information obtained from loan originators for accuracy and completeness
•Obtain additional documentation needed from all sources
•Obtain underwriter loan decisions
•Obtain approval and closing conditions
•Ability to make rational risk-based decisions with regards to underwriting and processing determinations
•Verify appraisal, credit, and title have been ordered for all files within pipeline
•Follow up with all third-party vendors (appraisals, credit, and title) to ensure delivery of required reports
•Collect, verify, and analyze all documentation required for submitting files to Underwriting
•Responsible for communicating underwriting conditions to both the borrower(s) and the LO
•Process multiple files within pipeline, all at different stages of the approval process, and take responsibility from start to finish of all files within pipeline
•Held to a higher level of accountability due to higher level of responsibility and industry knowledge
•Able to aid in training of processing staff
•Complete underwriting decision of assigned files as required
•Ensure that corporate operating standards are met for underwriting and compliance
•Full understanding of all areas of processing and internal policies to include validating AUS findings using their CCA

Knowledge, Skills, and Abilities

•General understanding of all the areas of the mortgage industry. Must have knowledge of Conventional, FHA/VA, Full Doc, Purchase, and Refinance financing.
•Strong working understanding of closing and title procedures
•Must have working understanding of all Fannie Mae and Freddie Mac guidelines
•Must have full working knowledge of all conventional processing forms
•Skilled at reviewing tax returns of self-employed, commissioned, and alternative income borrowers
•Excellent appraisal analysis
•Good communication skills, both written and verbal
•Strong organizational skills and an attention to detail
•Strong leadership and ability to prioritize
•Basic computer skills
•Excellent multi-tasking skills

Qualifications

•Must be able to pass CCA Bootcamp, obtain credit authority, and successfully underwrite at l east 10 loans within 90 days from the date in the position.
•High school diploma or equivalency required
•5 years current processing Fannie Mae/Freddie Mac conventional loans or three (3) years in a processing role with TIAA, FSB
