About the Role:

 

The Real Estate Manager is responsible for executing strategic real estate initiatives to support market optimization and long-term growth in their assigned markets (South Dakota, North Dakota, Minnesota, Iowa, Nebraska). This includes managing new site selection, relocations, mitigating closures, remodels, dis-identifications, and restaurant transfers. The role requires data driven decision making with strong analytical skills, capable of managing a portfolio of restaurants. The Real Estate Manager serves as a direct liaison between franchisee and both internal and external stakeholders to deliver the company’s development objectives.

Responsibilities include but are not limited to:

  • Facilitates execution of a markets Development plan with the goal of building market share, driving guest counts, increasing average unit volume and franchisee profitability.
  • Educate and guide field operations teams regarding the benefits of market optimization and provide objective voice regarding development plan decisions. Collaborate with Franchisees to package and present prospective development sites to Real Estate Committee for review and approval of new developments and relocation opportunities.
  • Evaluate opportunities to improve existing asset base through site selection, relocations, and remodels. Develop working relationships with Real Estate Brokers to constantly identify and evaluate market opportunities. Work with Market Planning team analysis to execute Market Optimization Plans & to fill in identified white spaces.
  • Complete rigorous financial analysis and recommendations regarding requested restaurant closures in partnership with Field Operations Team.
  • Complete required paperwork for those restaurants that are not viable. Evaluate and assess viability of restaurant in partnership with Senior Real Estate Manager, & Director, Franchise Performance for assigned territory.
  • Travel is required in assigned territory to meet with Franchisees, Construction Team and Field Operations Team.
  • Focus efforts on driving positive net restaurant growth by mitigating closures and increase new restaurant openings.

 

Qualifications:

  • Bachelor’s Degree in Real Estate, Business, Finance, or related field strongly preferred
  • 5+ years' experience in corporate commercial real estate and market research analysis in the QSR or Fast Casual industry
  • Experience with market optimization and ability to grow small businesses.
  • Familiarity with market brokers/real estate.
  • Restaurant and/or retail industry experience would be preferred.
  • Must have a positive attitude, be self-motivating, and have excellent time management and communication skills, good relationship building skills, flexible and detail oriented.
  • Business valuation and brokerage negotiation.
  • Ability to work with a diverse group of people and experience leading cross functional decision making.
  • Experience or understanding in overall market planning. Knowledge of franchise and licensing law, regulations, and procedures.
  • Strong knowledge of Strategic Planning, Sales Analysis, Consumer Insights and Brand Management.
  • Strong communication skills to read, listen, understand, and communicate information and ideas in a clear and understandable manner, both orally and in writing.
  • Ability to process information including gathering, assessing, organizing, auditing, and verifying data.
  • Strong knowledge of GIS/desktop mapping packages. Quick study on learning new mapping & analytic packages.
  • Ability to effectively analyze and evaluate information to make decisions, solve problems and achieve goals.
  • Ability to build strong working relationships with other critical departments outside development.
  • Willingness to travel throughout region with flexibility to work different hours, including early morning and late-night work as required.
  • Ability to travel up to 75%

What You’ll Do:

  • Execute on and influence a 5-year strategic development plan for every DMA in assigned territory. Complete refresh of plan annually for high growth DMAs.
  • Leverage data analytics, local market knowledge, real estate brokerage and cross functional team members to validate the development plan.
  • Evaluate and tier all identified trade areas (Tier 1, 2 and 3).Complete a stack ranking of trade areas in order of priority for development.
  • Manage real estate brokers in assigned region to elevate CAVA among the landlord and developer community. Ensure CAVA is the first call (top of mind among landlords and developers) for new site opportunities.
  • In conjunction with the real estate broker, identify high-profile, high-quality sites for new CAVA restaurants.
  • Negotiate LOI’s for identified sites with particular focus on deal economics, tenant improvement allowance and landlord work letter.
  • Conduct site approval tours with leadership.
  • Build site packages for all sites with an executed LOI and present site to real estate committee for REC 1 approval.
  • Work with the landlord and cross functional team (Design, Construction, and 3rd party consultants) to complete comprehensive due diligence on REC1 approved sites. Resolve any open issues / questions in a timely manner to keep project on schedule for REC 2 approval.
  • Work with outside counsel to successfully negotiate leases in an efficient and timely manner.
  • Prepare and present key financial metrics (CapEx, CoC returns) to real estate committee for final REC2 approval.
  • Monitor ongoing needs of existing restaurants providing real estate input where needed.
  • Establish and manage broker relationships.

 

The Qualifications:

  • 5+ years Real Estate site selection experience
  • Bachelor’s degree in business, Real Estate, or similar field
  • Ability to manage a high volume of projects at once
  • Highly motivated and organized
  • Strong interpersonal and networking skills

Physical Requirements:

  • Ability to maintain stationary position to be able to operate a computer and other office equipment

Position Overview

We are seeking a strategic and results-driven Director of Real Estate Asset Management to lead our team and projects. This role is critical in driving our growth strategy and ensuring effective execution across our real estate initiatives. The ideal candidate will have a deep understanding of the QSR industry, exceptional leadership skills, and a proven ability to navigate complex challenges while building a robust pipeline in priority markets.

Key Responsibilities

  • Drive growth strategy, partner cross-functionally to ensure strategy is accurate and executable.
  • Collaborate cross-functionally with various departments to validate and refine the strategy for accuracy and execution feasibility.
  • Lead Real Estate Managers (REMs) and partner with Development Leads (DDLs) to build a strong pipeline in priority markets through strategic site selection and market analysis.
  • Oversee the achievement of the New Restaurant Growth (NRG) budget, identifying and addressing roadblocks at the local level and propose and execute creative solutions.
  • Implement & manage reinvestment committee and exceptions/FZ relationship.
  • Work closely with market planning teams and DDLs on the adoption and amendment of new deals, ensuring alignment with growth objectives and market conditions.
  • Develop and execute strategies for mitigating temporary closures, maintaining a focus on long-term restaurant performance and sustainability.

Qualifications

  • Bachelor’s degree in real estate, Business Administration, Finance, or a related field; MBA preferred.
  • 8+ years of experience in real estate development or a related field, preferably in the QSR or retail industry.
  • Proven track record in strategic site selection and pipeline management.
  • Strong analytical skills with the ability to interpret complex data and market trends.
  • Excellent leadership and team management skills, with the ability to influence cross-functional teams.
  • Outstanding communication skills, both verbal and written, with the ability to engage effectively with stakeholders at all levels.
