Position Overview

We are seeking a strategic and results-driven Director of Real Estate Asset Management to lead our team and projects. This role is critical in driving our growth strategy and ensuring effective execution across our real estate initiatives. The ideal candidate will have a deep understanding of the QSR industry, exceptional leadership skills, and a proven ability to navigate complex challenges while building a robust pipeline in priority markets.

Key Responsibilities

  • Drive growth strategy, partner cross-functionally to ensure strategy is accurate and executable.
  • Collaborate cross-functionally with various departments to validate and refine the strategy for accuracy and execution feasibility.
  • Lead Real Estate Managers (REMs) and partner with Development Leads (DDLs) to build a strong pipeline in priority markets through strategic site selection and market analysis.
  • Oversee the achievement of the New Restaurant Growth (NRG) budget, identifying and addressing roadblocks at the local level and propose and execute creative solutions.
  • Implement & manage reinvestment committee and exceptions/FZ relationship.
  • Work closely with market planning teams and DDLs on the adoption and amendment of new deals, ensuring alignment with growth objectives and market conditions.
  • Develop and execute strategies for mitigating temporary closures, maintaining a focus on long-term restaurant performance and sustainability.

Qualifications

  • Bachelor’s degree in real estate, Business Administration, Finance, or a related field; MBA preferred.
  • 8+ years of experience in real estate development or a related field, preferably in the QSR or retail industry.
  • Proven track record in strategic site selection and pipeline management.
  • Strong analytical skills with the ability to interpret complex data and market trends.
  • Excellent leadership and team management skills, with the ability to influence cross-functional teams.
  • Outstanding communication skills, both verbal and written, with the ability to engage effectively with stakeholders at all levels.

Job Summary: This position is integral to leading new business initiatives, strategic planning and modeling, as well as having full responsibility for analysis of certain aspects of the P&L, including forecasting, budgeting and Ad Hoc analysis related to those line items. This position works cross-functionally, with multiple department senior leaders within the Burger King organization and within the broader RBI organization, acting as both a business owner and the primary finance resource for decision making related to their areas of ownership.

Roles & Responsibilities

  • Integral to the budget, forecast and strategic planning process related to certain aspects of the P&L
  • Performs ongoing financial analysis of certain aspects of P&L to assess performance vs. budget and forecast and identify opportunities for improvement
  • Builds dynamic financial models and provides financial support for special projects as directed by senior management
  • Responsible for ensuring financials (actuals, budget, and forecast) are delivered on time and accurately, with sound assumptions developed for any forecasted items in conjunction with cross-functional teams within Burger King organization
  • Automate reporting processes to improve efficiency and accuracy
  • Leads initiatives based on upon strategic goals of the organization
  • Presents analyses, results, and forecasts to senior leadership
  • Responsible for reconciling all invoice payments and acting as the finance lead to various vendors

Skills & Qualifications

  • Bachelor's degree in Business, Economics, Finance or CFA preferred
  • Entrepreneurial mindset with desire to learn and be challenged
  • Strong analytical, organizational and excel skills, including experience with building sustainable financial forecasting models from scratch
  • Knowledge of financial principals of forecasting & budgeting processes
  • Experience in Financial Reporting either internally or externally
  • Familiarity with OneStream and SAP is an asset
  • Highly proficient with MS Office applications. Must be an advanced user in Excel with in-depth knowledge of advanced formulas, charting, and model structuring

THE OPPORTUNITY

The Service Leader is responsible for maintaining a positive customer experience by ensuring safe and quality food is prepared and served; and that the restaurant crew is well trained and provides good customer service.   • Create Communications for Franchisees and internal teams regarding changes in Payments Program or industry, as needed.
  • Continually evaluate the effectiveness of operational procedures, webpages and controls to identify opportunities to maximize department productivity and minimize errors.
  • Develops processes and dashboards to track complex items across multiple internal LOBs, including Refunds, Disputes, and Terminal Estate.

PROPÓSITO DEL PUESTO:

El puesto tiene como propósito principal liderar la estrategia de comunicaciones del programa CALAPA así como diseñar el plan de comunicaciones vinculado al plan de incidencia del programa, y ejecutar las actividades programáticas conforme al Plan de Implementación Detallada (PID) y el plan de comunicaciones y ejecutar el presupuesto asignado a su área bajo un enfoque de seguridad y salvaguarda de la niñez, garantizando que los procesos que involucren a niñas, niños y adolescentes (NNA) respeten sus derechos y bienestar. La persona en este cargo desempeñará un papel esencial en la planificación y ejecución de las acciones a nivel comunitario, local y nacional, asegurando que los objetivos del proyecto se cumplan eficazmente en su área de competencia.

Entre las responsabilidades clave, se incluye liderar campañas del proyecto vinculándolas con iniciativas nacionales, así como apoyar acciones de comunicación y posicionamiento en redes sociales y plataformas interinstitucionales. 1.1.1. Liderar junto al equipo de la Gerencia la adaptación del cambio del comportamiento social y comunicaciones, según las normativas del programa de patrocinio.

1.1.2. Integrar los niveles del cambio social de comportamiento (sensibilización, aprendizaje, práctica e incidencia) en el marco lógico del programa de patrocinio.

    Experiencia profesional:

2.¿Cuál será tu propósito como voluntaria para la Formación de Mujeres Emprendedoras?

Como voluntaria, tu objetivo principal es brindar las herramientas necesarias mediante capacitaciones de gestión empresarial y habilidades de vida, para ayudar a las emprendedoras a mejorar sus habilidades y fortalecer sus negocios.

Tus funciones como voluntaria incluirán la preparación y planificación de sesiones, brindar clases interactivas y dinámicas, el seguimiento del progreso de planes de negocios de las emprendedoras y la evaluación de los resultados alcanzados.

 

3.Dentro de las funciones más relevantes del voluntariado encontrarás:

  • Preparación y planificación de las capacitaciones: Ejecutar el plan de enseñanza que aborda desafíos de los negocios y las necesidades específicas de las emprendedoras. Seleccionar y preparar materiales y recursos adecuados para facilitar el aprendizaje.
  • Impartir clases interactivas y dinámicas: Brindar capacitaciones de gestión empresarial de manera participativa y motivadora, utilizando diferentes metodologías y técnicas didácticas.
  • Crear un ambiente de aprendizaje favorable: Fomentar un ambiente seguro y positivo donde las emprendedoras se sientan cómodas para participar, hacer preguntas y expresar sus ideas.
  • Realizar seguimiento del progreso de las emprendedoras: Monitorear y evaluar regularmente la elaboración de los planes de negocios.
  • Brindar apoyo individualizado: Ofrecer apoyo personalizado a aquellas emprendedoras que lo necesiten, identificando sus dificultades y proporcionando estrategias adaptadas a sus necesidades y recursos.
  • Colaborar con el personal de ANDECU y otras voluntarias: Trabajar en estrecha colaboración con el equipo de voluntarias y el personal de ANDECU para garantizar una coordinación efectiva.

 

4.¿Qué te ofrecemos?

  • Modalidad: Presencial de marzo a diciembre de 2025
  • Horario: sábados de 1-5 pm.
  • Ubicación de capacitaciones en Las Colinas, Managua de marzo a julio 2025
  • En comunidades rurales de agosto a diciembre 2025

5.¿Qué necesitás para aplicar a este voluntariado?

  • Edad: 18 a 26 años.
  • Ser estudiante universitaria o recién graduada (Administración de Empresas, Contabilidad, Finanzas, Economía y Marketing).
  • Ser dinámica, empática y tener facilidad de expresión y comunicación.
  • Ser responsable y puntual.
  • Tener capacidad de entrega hacia los demás.

 

6. Compromisos

  • Disponibilidad de tiempo una vez por semana los sábados de 1 -5 pm.
  • Recibir y brindar 80 horas de capacitaciones.

Responsibilities

La oportunidad

Proveer a la fuerza de ventas la variedad de productos necesarios para su labor, manteniendo el control de inventarios, frescuras, orden, limpieza, definir la logística de servicio del despacho a Rvs foráneos y locales, asegurando el apego al cumplimiento de políticas y procedimientos.

Tu impacto

  • Analizar los inventarios diariamente y coordinar con jefes de bodega de las sucursales de El Salvador el envío de producto GAMESA, Dulce y FLUS, para garantizar las existencias y niveles de inventarios en esas sucursales.
  • Preparar el reporte de agotamientos, problemas de frescura y sobre abastos de productos garantizando con esto poder accionar a tiempo evitando pérdidas por inventarios bajos o productos vencidos u obsoletos.
  • Dar seguimiento al abasto de planta y coordinar las descargas estableciendo prioridades de acuerdo a la demanda de ventas.
  • Preparar y enviar producto según pedidos de foráneos y preventa de mayoreo, para cumplir con los horarios establecidos de entrega.
  • Dar servicio de despacho de productos a vendedores locales, cuadrando pedidos versus boletas de liquidación, garantizando la agilidad y control en el proceso.
  • Realizar la captura de la operación en DCTotal: Saldos e Inventarios: transferencia de BPT, bajas, bonificaciones, transferencias De y A sucursales, embarques de importación, para garantizar la exactitud de los saldos de inventario de producto.
  • Dar seguimiento a la limpieza, control de plagas, reparaciones y mantenimiento de Montacargas, Pallet, Rack, extinguidores e instalaciones. Planear las actividades propias y de su equipo, manteniendo una efectiva comunicación, haciendo uso correcto de las herramientas puestas a su disposición: mail, teléfono, etc., definiendo prioridades según corresponda.
